We therefore maintain strict due diligence and compliance procedures.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Legal and Regulatory Framework<\/h3>\n\n\n\n<p>This policy is aligned with applicable UAE legislation, including but not limited to:<\/p>\n\n\n\n<p>\u2022 Federal Decree-Law No. 20 of 2018 on Anti-Money Laundering<br>\u2022 Executive Regulations of AML\/CTF<br>\u2022 UAE Cabinet Decisions and relevant guidance<br>\u2022 Applicable directives issued by competent authorities<\/p>\n\n\n\n<p>The Company adheres to all regulatory reporting obligations.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Policy Objective<\/h3>\n\n\n\n<p>The objective of this AML &amp; KYC Policy is to:<\/p>\n\n\n\n<p>\u2022 Prevent money laundering and terrorist financing<br>\u2022 Detect suspicious activities<br>\u2022 Ensure transparency in real estate transactions<br>\u2022 Protect the integrity of the UAE real estate market<br>\u2022 Maintain regulatory compliance<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3. Scope<\/h3>\n\n\n\n<p>This policy applies to:<\/p>\n\n\n\n<p>\u2022 Property buyers and sellers<br>\u2022 Landlords and tenants<br>\u2022 Investors<br>\u2022 Corporate clients<br>\u2022 Introducers and intermediaries<br>\u2022 Business partners<\/p>\n\n\n\n<p>It applies to all property sales, leasing transactions, consultancy services, and related activities.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">4. Customer Due Diligence (CDD)<\/h3>\n\n\n\n<p>Before proceeding with transactions, the Company conducts Customer Due Diligence procedures.<\/p>\n\n\n\n<p>For Individual Clients<\/p>\n\n\n\n<p>We may request:<\/p>\n\n\n\n<p>\u2022 Valid passport or Emirates ID<br>\u2022 Proof of residential address<br>\u2022 Visa copy (if applicable)<br>\u2022 Contact details verification<\/p>\n\n\n\n<p>For Corporate Clients<\/p>\n\n\n\n<p>We may request:<\/p>\n\n\n\n<p>\u2022 Trade license<br>\u2022 Certificate of incorporation<br>\u2022 Memorandum and Articles of Association<br>\u2022 Shareholder register<br>\u2022 Identification of directors<br>\u2022 Identification of Ultimate Beneficial Owners (UBOs)<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">5. Source of Funds Verification<\/h3>\n\n\n\n<p>For certain transactions, particularly high-value property purchases, we may require:<\/p>\n\n\n\n<p>\u2022 Bank statements<br>\u2022 Bank reference letters<br>\u2022 Proof of legitimate source of funds<br>\u2022 Transaction justification documentation<\/p>\n\n\n\n<p>Failure to provide satisfactory documentation may result in refusal to proceed.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">6. Risk-Based Approach<\/h3>\n\n\n\n<p>ODAS STAR REAL ESTATE L.L.C applies a risk-based approach when assessing clients and transactions.<\/p>\n\n\n\n<p>Risk factors include:<\/p>\n\n\n\n<p>\u2022 High-value cash transactions<br>\u2022 Complex ownership structures<br>\u2022 Politically Exposed Persons (PEPs)<br>\u2022 Clients from high-risk jurisdictions<br>\u2022 Third-party payment arrangements<\/p>\n\n\n\n<p>Higher-risk clients may be subject to Enhanced Due Diligence (EDD).<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">7. Sanctions and Screening<\/h3>\n\n\n\n<p>All clients may be screened against applicable sanctions lists and international watchlists.<\/p>\n\n\n\n<p>The Company will not engage in transactions involving sanctioned individuals, entities, or jurisdictions.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">8.
